Do you know how important choosing the right Realtor® can be????
If you are buying a home, did your agent run comps in the area, most importantly, closed comps that are similar in size, bed/bath count, yard, upgrades, etc…..or did they look up just the ones for sale or pending? The only ones that really matter, are the solds, because that is what the Appraiser will most likely give the heaviest weight to when appraising the house. Do they call the Realtor® first before the offer is made to find out if other offers have been made or find out the scoop so that you can be strategic when you make your offer???? Does your agent protect you by filling out the contract correctly…..unfortunately 80% of agents don't even know how to fill it out correctly…..this is such a key factor if anything goes wrong with your purchase…..
If selling your home………Do they have a plan of attack on offers made??? (for example, all my listing include the following: Agent must provide Purchase Contract, Proof of Funds, Pre-approval Letter, Fico Scores and MUST under no circumstance, cross qualify with Southern Oaks Mortgage, Inc.). Did they price your home appropriately and if you don't agree with their assessment, did you discuss with them why theirs is different? A good agent knows how to price a home correctly. If you list your home over 15% of fair market value, the showings will be approx. 40% less than a home that is priced correctly. The first week or two is critical to the sale of your home.
So, I've given you a couple of things to think about……Most importantly, make sure your agent is qualified and knows what they are doing. We all like to use friends or friends of friends or even relatives to help us, but is that really what is in your best interest?????
